Homes on Hobbs Closestarting this July
We are delighted to let you know that following planning approval the building of 23 homes at Hobbs Close (previously Ashburton Close), a site of 1.73 acres, will commence in July 2024.
The 23 homes will consist of ten affordable homes acorss different tenures, three retained by Holkham for private rent and then a further ten made available to purchase from Spring 2025.
This is our Policy Plus Plus approach in action, with which we aim to help meet the local housing need by delivering a mix of tenures, focusing on affordable and rental properties, as well as smaller homes.
We foresee the building project to take approximately 24 months to complete. To avoid construction traffic having to travel through Home Piece Road, we have sought permission for a new construction access to the site, located off the B1105. The site will be active between 7.30am and 5pm Monday to Friday, with occasional Saturday working.

What’s important to us?
Craftsmanship
The integrity of the homes we build is incredibly important to us at Holkham. After all, Holkham Hall and many of the buildings on the estate have been standing for hundreds of years, and we plan on our homes standing the test of time too. The involvement of rural skills and local tradespeople and suppliers to build the homes at Hobbs Close will be evident from the ground up, including flint work – a characteristic of the local area.
Materials
From red bricks, clay pantiles and lime mortar to modern insulation, double-glazed windows and modern kitchens and bathrooms, the materials we use to build our homes are carefully considered and proven to stand the test of time, whilst complementing the character of the local area. The homes will be built to meet EPC ratings A and B – which deliver high energy efficiency and therefore lower utility bills.
Reducing waste
Throughout the build we will be targeting zero landfill, whilst also working with our supply chains to help ensure minimum impact from production through to delivery onsite.
“We are passionate about delivering quality and well-designed new homes for people living in Wells-next-the-Sea and are confident these properties will help meet local demand. We’re pleased to have been given the go-ahead and look forward to delivering this site.”
James Bracey, General Manager for Planning and Development at Holkham
