New for 2025, our four bespoke shepherd huts are beautifully landscaped and perfectly placed for coastal getaways and rural relaxation.
Nestled within walking distance of Holkham Beach, the National Nature Reserve and Holkham Hall, our charming retreats are ideal for couples, solo travellers, and especially those with canine companions.
Each hut features a king-sized bed with a built-in dog den, a fully equipped kitchen, a spacious bathroom with a luxurious drench shower, a cosy sofa and TV, and a breakfast bar where you can sip your morning coffee while soaking up the countryside views.
Beyond Holkham’s captivating landscapes, you’ll find yourself just over 1.5 miles from the vibrant seaside town of Wells-next-the-Sea. Visit and you can enjoy its many independent shops, cafés and restaurants, bustling quayside and sandy beach with colourful beach huts to hire.
For those eager to explore further, north Norfolk’s picturesque market towns and renowned attractions such as Houghton Hall, Sandringham and the National Trust’s Blickling and Felbrigg estates are just a short journey away. These, together with the fine city of Norwich, all offer a fantastic day out.
After a day of adventure, unwind with a delicious meal at The Victoria or fire up the BBQ on your private patio, drink in hand, as the sun sets over the meadow.
Please note: Bookings can be made starting on Mondays (for 3, 4 or 7 nights), Tuesdays (for 3 nights), Fridays (for 2, 3 or 7 nights) or Saturdays (for 2 nights).

Each hut includes:
- A king-sized bed (with a dog den underneath, for a maximum of two dogs)
- A kitchen with an oven, fridge freezer, induction hob and tea and coffee facilities
- A breakfast bar with views over the meadow
- A lovely bathroom, including toilet, sink and luxury drench and handheld showers
- Beautifully scented Norfolk Natural Living toiletries
- A sofa to cosy up on

Drink and dine at The Vic
Each shepherd hut will have a fitted kitchen, so you can cook and cosy up to your heart’s content.
But if a cocktail is calling your name, or you fancy being wined and dined, you can wander over to The Vic’s restaurant – awarded two AA Rosettes in 2022, 2023 and 2024 – with a wonderful menu full of local Norfolk produce.
Then, full of delicious food, you can head back to relax with in bed with a good book or enjoy a film on TV.

Our four shepherd huts were created by hand by Lincolnshire Shepherd Huts.
“We chose Lincolnshire Shepherd Huts as their build quality was some of the best we found,” says Ben Hunter-Watts, Managing Director of The Victoria.
Jamie and Karly Hugill – the husband and wife duo behind the business – were involved in the planning and design of the huts.

There’s so much to enjoy on the North Norfolk coast, whether you’re into shopping or strolling, eating or exploring. Take a look at some of our top picks, many of which are accessible on foot or by public transport from the shepherd huts.
Holkham Beach and National Nature Reserve
One of the most unspoilt, natural, and beautiful stretches of sand in the country is just a few minutes walk away from your shepherd hut. Take in the stunning landscapes and spot wildlife on the ground and in the air.
Holkham Hall and Park
Discover the 18th-century Palladian style Holkham Hall, home of the Earl and Countess of Leicester, nestled within 25,000 acres of rolling parkland.
Be wowed by the state rooms, wander the park, and relax with a bite to eat in the Courtyard Café.
Holkham Walled Garden
Located within Holkham Park, this six-acre working garden is well worth a visit. The Walled Garden, which was originally laid out by Samuel Wyatt, provides fruit and vegetables to The Victoria’s restaurant, as well as Holkham Hall.
Wells-next-the-Sea town
Wells-next-the-Sea is a well-loved seaside town, where you can enjoy browsing a range of independent shops before a bite to eat at one of its many cafés, restaurants, pubs or perhaps enjoy some fish and chips overlooking the quay.
Wells Beach
A stunning beach, known for its row of colourful beach huts – which you can hire for the day – and pine woods in the background. When the tide’s out, it’s a huge expanse of sand, and when it’s in, you can enjoy paddling or wading in the water.
Houghton Hall
Known for its contemporary art exhibitions, Houghton Hall is a Palladian stately home. There’s a beautiful walled garden to explore amongst rolling parkland.
Sandringham
The Sandringham Estate is Their Majesties King Charles III and Queen Camilla’s private country retreat. The house and gardens are open to the public from Spring to Autumn, plus an exciting programme of events.
Felbrigg
A National Trust property, Felbrigg is home to a historic hall, walled garden and woodland. At just under 25 miles’ drive from the shepherd huts, it’s ideal for a day trip.
Blickling
Another National Trust property, Blickling Hall is a Jacobean stately home situated in an expanse of parkland, roughly 22 miles from the shepherd huts. As well as exploring the hall and gardens, you can visit the RAF Oulton Museum and Norwich Printing Museum.
Burnham Market
This lovely village dates back to the 17th century and is now home to an array of fashion and homeware shops alongside a number of eateries.
Burnham Overy Staithe
‘Overy’ meaning ‘water’ and ‘Staithe’ meaning ‘landing place’, a walk at Burnham Overy Staithe is beautifully scenic.
Blakeney Point
Take a boat trip from Morston to observe the colony of seals on Blakeney Point. It’s home to England’s largest grey seal colony, and over 4.000 pups are born here each winter.
Walsingham
Walsingham is a nearby village that’s steeped in history. It has a long history of religious pilgrimage. Visit Walsingham Abbey, The Shrine Of Our Lady Of Walsingham, the farm shop, cafés and galleries.
Holt
Holt is a popular Georgian market town known for its shops – a lovely mix of well-known brands and independents – plus numerous art galleries and places to eat. It’s a wonderful place to while away a few hours.

You can indeed. There is a purpose built ‘dog den’ under the bed which is suitable for one or two dogs, dependent on their size!
The Victoria’s restaurant is also dog friendly.

Next to the Co-op on Polka Road, Wells-next-the-Sea, there are self-service washing machines and dryers.
The shepherd huts are under five minutes’ walk from the closest bus stops, with buses travelling in both directions. The 36 Coastliner stops here on its route between Kings Lynn and Fakenham, also stopping in Wells-next-the-Sea, Burnham Market, Walsingham and several other lovely Norfolk villages. There are easy connections to help you access the best the county has to offer.

Yes! We have four electric parking chargers. Charging costs 57p per KW. There are also chargers at Holkham Park and on Lady Anne’s Drive (Holkham Beach car park). Our EV chargers are operated by Park & Recharge.

You are welcome to have breakfast, lunch or dinner with us in the restaurant at The Victoria.
For breakfast, a table will be reserved for you if you have booked the shepherd hut on a bed and breakfast package. If you didn’t book this package, that’s no problem – just let us know that you’d like to have breakfast with us the day before.
For lunch and dinner, we highly recommend booking. We serve lunch from midday-2:30pm and dinner from 6:30-9pm, and it’s always best to book in advance to ensure we have space for you.
